A Whole-Home Smart Home and Home Theatre in a Lower Parel Duplex
A two-floor Lodha apartment designed as one connected system: multi-zone music, Savant control, fingerprint entry, video door station, WiFi and cameras, and a fully isolated 7.4 cinema room.
Project Overview
This duplex in a Lodha high-rise in Lower Parel was planned from the start as a whole-home project, not just a theatre. The design covers both floors: entrances, living and dining areas, a dedicated cinema room, two guest bedrooms, the master suite, the children's rooms, kitchens and a family area.
One Savant controller sits at the centre of the home, a single equipment rack feeds an eight-zone music system, and the network, cameras, door station and fingerprint entry are all designed to work together. The cinema room was then treated as its own acoustic and calibration project. The system is looked after under an annual maintenance contract.

Living and Dining Areas
Speakers in both the living room and the dining room, each on the eight-zone music system. A WiFi access point covers the living room.
Cinema Room

A WiFi access point and a fingerprint reader at the bedroom door.
Children's Rooms
WiFi coverage across the bedrooms, all managed on the same network as the rest of the home.
Entrances
Fingerprint entry at both main entrances, with a DoorBird video door station at the main entrance.
Kitchens, Foyer and Passage
Four IP cameras covering the foyer, both kitchens and the passage, recorded on a Ubiquiti video recorder. A WiFi access point serves the dry kitchen.
Guest Bedrooms and Family Area
A WiFi access point in each guest bedroom. The family area has a Savant remote and an HDMI extender for video distribution.
The Systems Behind the Home
Music Zones
- AudioControl Director M6800 eight-zone matrix amplifier in the main equipment rack
- James Loudspeaker speakers (four 63SA-4 units) in the living and dining areas
- A matrix amplifier lets each zone play its own source
Control
- Savant controller and remotes, with a SmartControl module for the equipment rack (home automation)
- CoolMasterNet bridge for air-conditioning control
- Cinema scenes: Party, Theatre and Housefull, all editable in the app
Entry and Security
- Ekey fingerprint readers at both main entrances and the master bedroom
- DoorBird IP video door station at the main entrance
- 4 Ubiquiti IP cameras with a network video recorder
Network and Rack
- 8 Ubiquiti U6-LR WiFi 6 access points across the apartment (networking and WiFi)
- 24-port managed PoE switch and a Ubiquiti router
- 35U equipment rack with power conditioning, cooling fans and OvrC remote monitoring
The Cinema Room
The centrepiece is a dedicated 7.4 cinema: two tower front speakers, a centre, two in-ceiling side surrounds, two rear surrounds and four subwoofers, two in the front wall and two in the rear. An AudioControl Concert XR6 processor and AudioControl amplifiers drive the room.
The picture comes from a JVC 4K projector on a 129-inch screen that lowers from the Savant remote, with a Lumagen Radiance Pro 4242 video processor in between. Sound is tuned with Dirac and the picture is calibrated with CalMAN, for both SDR and HDR.

Built So the Sound Stays Inside
A cinema in an apartment must not disturb the rest of the home. The room is built with isolation clips and channels, glass wool, Green Glue and double layers of gypsum and MDF, an STC 45 door and a ceiling diffuser. Wall fabric sits on rubber isolation pads.
Everything is switched from one place: one-touch source selection powers the projector and equipment, and a single Room Off button shuts the room down.
